Onsite with Matt Cheney EP10: Alexandria

Hello and welcome to episode ten of Onsite with Matt Cheney, a collection of short videos following me throughout metro Washington to the neighborhoods I serve as a realtor. Today we are in Alexandria, Virginia.

Alexandria is the 7th largest independent city in the commonwealth of Virginia with many distinct neighborhoods such as Old Town, Del Ray and Potomac Yards. Alexandria is well known for its historic Old Town that dates back to colonial times. The story has it that the city was named and founded around the time of a dispute between Lord Fairfax and a group of local business men including George Washington’s older brother who wanted a trading port.

In the past year 1,370 houses and townhouses sold for an average sales price of $789K and with an average of 33 days on the market. The top home sale for Alexandria was a historic 19th Century Italianate gem with a center hall floor plan in Old Town’s southeast quadrant on Lee Street that sold last June for $2.875M with 4 bedrooms 4 bathrooms and approximately 4,000 sf.

Alexandria has a large condominium market as well. In the past year 1,421 condo and co-ops traded with an average sales price of $354K and an average of 38 days on the market. Interestingly many condominiums in Alexandria are townhome style homes.

There is also a luxury condo market in Alexandria as represented by The Oronoco condominium building with its expansive views of the Potomac River. A penthouse unit at The Oronoco sold last September for $3.1M or $976 psf and has 3 bedrooms and 2 and a half baths as well as its very own private terrace.
